2. Tailored Marketing Plan
Every property is unique in its own way and it must be positioned properly in the marketplace to specifically attract its target audience. We will recommend what we feel are the most effective marketing tools for your property that will have the greatest capacity to reach our target audience.
3. Home Preparation
More often than not, homes do not present themselves the way buyers would anticipate viewing them in person. Some properties need minor adjustments, others will require various renovations to align with the buyer’s sensibilities and maximize value. We will provide a list of recommended improvements that we feel are worth your effort and that will pay you dividends. Once approved, we will oversee all tasks from start to finish to ensure they are performed in a timely manner with the least interference to you as possible.
4. Pre-Listing Activities
Based on the calendar we create together, the pre-listing activities will be planned and organized by our team. These may include window washing, staging, professional cleaning, floor plans, and professional camera and drone photography. When we are atyour home we will take detailed feature sheet notes in order to prepare our marketing pieces, and will consult with you on the optimal timing strategy for the official listing of your home. We will also review the most advantageous pricing and listing strategy based on current market circumstances.
5. Official Launch
We will officially launch on both the local and Toronto Multiple Listing Service (MLS) which will be synchronized to realtor.ca for the public to view the listing. A customized email campaign will be sent to local Realtors and clients, and our social media campaigns will begin. The property will be showcased on many real estate websites, as well as on NineMileRealty.ca.
6. Additional Exposure
Digital and print advertising will continue throughout the listing period using strategic timing for our exposure points. Exposure will be monitored for successful return, and adjusted to maximum results.
7. Communication
Throughout the process, you will receive timely updates from us detailing our progress on the market. We personally follow up with every showing that takes place and will provide you with the relevant feedback so we can accurately assess the most current levels of interest. We will also provide you with news of any competing properties and the sales activity in your area that is relevant to your success. You will be fully informed throughout our listing to empower you to make educated decisions when offers are presented.
8. Negotiation & Transaction Management
At the point of receiving an offer, our recommended negotiating strategies will always have your best interests at the forefront. Our recommendations will be thoroughly assessed and scrutinized to ensure you have all of the information available to make a confident decision.
